Our property management team has more than a decade of experience in providing excellent management services for property owners throughout Douglas County.  By limiting our clients to dozens instead of hundreds, we have time and energy for a more personal style of management.  We cater to the individual needs of each of our owners and their properties.  We pride ourselves on making sure that close attention is paid to the details of each property that we manage and to the tenants we approve.
We are a full service property management team and for one low monthly fee which is determined as a percentage of the monthly collected rent, we provide each of our clients the following services:
Rental property evaluation:
To provide our clients with the best possible return on their property, we will begin with an evaluation of  your property. By listening to your concerns and expectations and by doing a rental analysis on comparable properties, we are able to recommend a reasonable rental rate for each property.  Our experience in Douglas County gives us the upper hand when it comes to maintaining elevated property income with valued tenants.

Rental Property Promotion:
We offer pervasive advertising  for our clients’  property using a combination of techniques including newspaper ads, online ads, signs and photos.  We personally answer every interested call.

Prospective tenant showings, screenings, and placement:

We personally walk prospective tenants through each of our owners’ properties.  We will not allow individuals onsite without an appropriate chaperone. After viewing, interested individuals who provide  proper identification will then be allowed  to apply. Our  thorough application process includes an extensive background, credit and criminal history screenings along with verification of  current and past landlords for rental history.  We also  search state records for small claims cases  and  evictions and verify employment and income.   Once we are certain all tenant requirements have been met, we execute agreements and acquire funding. We digitally photograph the entire unit as well as complete the “condition of unit at move-in” form which is signed by both parties.

Rent collection and monthly accounting:

We will collect each month’s rent and take the appropriate steps for collection if rent is not paid within 3 days of the due date.  If necessary, we will manage the complete  eviction  process at no extra charge.  
Rents are collected and placed in a clients’ trust account from which the owners’ profits are disbursed.  A detailed monthly statement  reflecting income and expenses is provided   to each owner including any bill payments which are part of our service if desired.

Additional services covered in the monthly fee:

As part of our service, we will coordinate all property maintenance and repair work with our owners.  We utilize our pool of trusted, local contractors, cleaning teams  and handymen  to get the job done professionally and at a reasonable price.  Any issues arising with tenants and properties will be addressed by our team and not our owners at no extra charge.

We have access to thousands of 5-star resorts across the world through Worldmark, RCI and Interval International.   These condominiums can be booked for weeks, weekends or quick weekday trips during all seasons of the year.  With up to 13 months advance notice, you can book beautiful ocean front condominiums with one-two-or three bedrooms.  Go to

Because we are members, we can book any room at a fraction of the cost of ownership, and you'll be welcomed with the same respect, appreciation and loyalty as that given to owners who have paid tens of thousands of dollars for their memberships.
Most units have a full kitchen, washer and dryer, private deck, luxury beds, flat screen televisions and top of the line security.  Rooms rates run from $140.00 -$215.00 per night depending on location and unit size.
